RIA Property

RIA owns two parcels of mainland property in West Alton:

1. At the corner of Rte 11 and Rollins Road there is an Upper Parking lot with a locked gated trailer storage area.

2. Nowicki Point Rd (off Rollins Rd) a water front Lower Parking Lot with an Association launch ramp and docks. This area, commonly referred to as “The Landing”, provides a locked community boat launch and docks for transportation of RIA members and their guests to and from the island.

Note: Renters and non-owners are not allowed to use any RIA facility.  This includes parking passes, ramp, or trailer lot.  

Parking Policy

  • RIA members and guests may park vehicles in the upper or lower lots with a valid parking permit only.  Permits for the upper parking lot are orange with white lettering.  Permits for the lower parking lot are white with orange lettering.

  • Do not park on Rollins Road. We have plenty of parking in the upper and lower lots.  
  • Permits are numbered/tracked tags that must be displayed/hung on the vehicle rear view mirror for easy identification.
  • Each lot may be issued 2 permits for the upper lot and 2 permits for the lower lot.
  • Parking permits are provided for your island lot(s) and must be transferred or replaced (at your expense) when your property is sold.
  • Worn or damaged parking permits may be returned and replaced at any time at no charge.
  • Lost permits may be replaced for a $50 fee each.
  • RIA members must be in good standing (all annual assessment fees must be paid to date) to use the parking facilities.  If members are not in good standing, vehicles can be removed from RIA property.  Vehicles tagged with permits from members not in good standing will be removed even if a tag is displayed.
  • Should a vehicle be removed from RIA property, the vehicle owner will be responsible for all costs associated with the towing company’s storage and retrieval.

Keys

The trailer storage area and the boat launch ramp are locked and you will need a key for access.

  • Each RIA property owner is entitled to purchase a key upon request. 
  • Keys may be purchased or replaced for a $50 fee.
  • Keys must be turned in to RIA when your property is sold.

TRAILER PARKING POLICY

1st Annual Trailer Tag: $50/year. Each lot in good standing is eligible to purchase an annual trailer parking pass.  The Annual trailer tag will renew automatically and billed each October for the following year.

2nd Additional Trailer Tag: $100/year.  Additional trailer tags may also be available for an annual fee of $100. The 2nd additional trailer tag will renew automatically and billed each October for the following year. 

Additional information on parking:

  • Worn or damaged Annual Trailer Tags may be returned and replaced at any time at no charge.
  • Lost Annual Trailer Tags may be replaced for a $50 fee. Lost 2nd Additional Trailer Tags may be replaced for $100.
  • If a member purchases an annual pass and 2nd additional pass, these will be automatically renewed through member dues in October in successive years. If the member does not want to renew, they will need to return their tag to RIA.   
    • All trailers on RIA property must display a valid Trailer Tag. 
    • All boats stored on RIA property must be on a trailer.
    • RIA members must be in good standing (all annual assessment fees must be paid to date) to use the trailer storage facilities.  If members are not in good standing, trailers can be removed from RIA property.  Trailers belonging to members not in good standing will be removed even if properly tagged or stickered.
    • Should a trailer be removed from RIA property, the trailer owner will be responsible for all costs associated with the towing company’s storage and retrieval.
    • The trailer storage area is an “actively used” facility.  It is not to be used as a long-term storage area for unused or unwanted boats and trailers.
    • The use of the pen is subject to the Board and or Officers moving trailers or other items for maintenance and improvement purposes.

    The trailer storage area is not accessible during winter monthsdue to snow build-up in front of the gated entrance. 

    Boat Launch Ramp

    • The launch ramp is used for launching boats and can be fairly busy during the summer.  Do not leave your trailer or vehicle on the ramp unattended. 
    • When launching your boat, relock the gate when you are finished.

    Community Dock

    • The community dock may be used for picking up or dropping off guests only.  The dock is actively used and boats should NEVER be left unattended. 
    • When waiting for guests, please be courteous and wait off the dock until your guests arrive.
    • Commercial barges are prohibited from loading material or equipment.
